IF your idea of the perfect holiday home is a smart lodge in a beautiful Yorkshire park that’s quiet yet family-friendly, Goose Wood is for you.

Just six miles north of York, tucked away among established woodland, the park offers fantastic views across its lakes and grassland.

Eddie and Sue Prince took over the park around seven years ago and have worked hard to develop it, with the help of a team of staff including three couples who live on site and rotate management duties.

The brochure states: ‘We strive to strike a happy balance, embracing the needs of youth with relaxation,’ – and the park is proof that exacting modern standards can live side by side with natural pleasures.

Perfect for easy-going families in search of traditional leisure activities, there’s a woodland assault course for children, a well-stocked fishing lake and a health suite with a five-metre pool/spa with jets at one end and a spa area at the other.

In addition, there’s a sauna, exercise machines and an outdoor hot tub, plus a play barn for all ages with a pool table, table top football and a video machine.

Rules at Goose Wood are kept to a minimum and are sensible, relating to numbers occupying the holiday homes, control of dogs, barbecues and washing lines. Play areas close at 9pm to preserve the peace of the park.

In a great location, the park-and-ride service into York is just ten minutes away, and the pretty village of Sutton-on-the-Forest is within walking distance.

You can head for the coast at Scarborough, Whitby or Robin Hood’s Bay, or visit the Yorkshire Dales or North York Moors.

Spread over 20 acres, each lodge or privately-owned holiday home has its space, and the park has won many awards, including five stars from English Tourism and the coveted David Bellamy Gold Award for Conservation.

In addition to the holiday homes and lodges already on site, a development of 12 additional twin unit lodges is underway in a gorgeous location around the lake.

This is a rare opportunity to buy a sought-after holiday home in a lovely setting, and as the park is open all year you can enjoy a relaxing break whatever the time of year.

So far, seven of the 12 lodge bases have been laid – two of which now have show homes on them. One pitch has already been reserved – and that means 11 luxury homes are still up for grabs.

Because it’s a new development you can have a say in the design and finished look of your home, and any make or model of lodge can be supplied.

To give you an idea of what’s on offer you can have a look around the following show homes on display:

• An Advent Tarragon 43ft x 20ft, with two bedrooms, two bathrooms and a study, priced at £122,000.

• A Cosalt Matisse 36ft x 20ft, which can be built to your own specification, priced at £99,950.

Both models include:

• Full siting and connection to all services, ie gas, electricity, water and drainage.

• Full wrap-around wooden balcony and skirting, complete with steps.

• A 30-year agreement (this can be extended to 50 years), giving security of tenure.

• A two-bay, block paved car parking space.

• Piped gas – so no having to change bottles.

• Ground rent for the first 12 months (normally £2,250pa).

• Service rates, ie water and drainage.

Apart from any gas and electricity you use, plus insurance, there will be nothing else to pay for the first 12 months.

Goose Wood Park offers a complete package and your new holiday home will be ready to move into, with no hidden extras. You can also buy on a ‘buy to let’ basis, and this can be tailored to suit your requirements (full details are available on request).
