Park Review: Warfield Park

A park home estate, set in magnificent parkland, where there is no age restriction, you can buy or rent – and a new development of 82 homes is planned for sale is starting shortly

Once part of Windsor Great Park and retaining the tall-tree magnificence of ancient parkland, Warfield Park is an estate of vast acreage with homes set in large plots, many amid enclaves of seclusion.

It’s an extraordinary place, a veritable village in size. Most of the park homes are owned; there are 75 rental homes. That’s one aspect that makes Warfield Park exceptional. Many of the people who rent homes here go on to buy here.

Another feature which makes Warfield so very different is that there is no age restriction. And there’s more. The ‘hub’ of village life is the park’s thriving Community Centre. Activities organised here, by residents themselves, include fitness classes, table tennis, winter and summer fêtes and even a Christmas celebration involving Father Christmas (a resident, of course!) arriving on a sleigh.

Warfield Park, like its Community Association activities, is a village for all ages and stages. It’s also a park of few restrictions; for example, up to three pets are allowed in any one home.

What also makes this place special is the huge variety of styles and angles of the homes, giving the park character and interest at every turn.

Homes are arranged in cul-de-sacs and avenues named after trees on the park – among them are magnolia, acer and the magnificent wellingtonia; these immensely tall, elegant trees are mostly around 150 years old.

Warfield Park extends to 176 acres. Homes are sited on 92 acres; around 900 people live here. Yet there’s a quiet seclusion about this park; walking around it, as we did, you feel every area is very individual and it certainly doesn’t feel like a large estate. A contributing factor to the individuality of areas is the amount of open space and attractive garden areas created on corners.

As we explore the many facets of the park, we discover a large lawned area with a floral centre and entrance and newly-planted saplings. An area for dog-walking, perhaps.

 

New development

Then we find our way to one edge of the park. We lean over a fence and gaze at fields where dressage horses from a stable on the estate are grazing. This is where a new era for Warfield Park is shortly to dawn. A new development of 82 properties is beginning around the end of 2018. Development will be in four phases; the first will bring 32 homes to the park. It will be called The Paddocks.

Like the well-established areas of Warfield, the development will involve new trees as well as making use of the natural woodland setting. There will be lots of ponds in gardens on the estate.

Warfield Park is very conservation-aware, to the extent that a 50-acre area adjacent to the new homes is being designated as a Suitable Alternative Natural Greenspace (known as SANGS) – by definition, a SANGS is an area of green space open to both the general public and residents of the park, specifically planted, to enhance the park. It’s a key element in Warfield Park’s policy of preserving the natural environment, tree planting and attracting wildlife.

Back in the mature area of the park, we discover a few homes for sale by local estate agents. The interesting thing here is that park homes at Warfield are known to hold their value.

Tempted? Rental first (a great way to make sure park home life is definitely for you), then purchase, perhaps.
Pre-owned? Or new? With 82 plots up-coming in the new area and showhomes on big plots on the mature park, there’s plenty of choice. A Lissett Sandalwood has already arrived (you may have already read our review elsewhere in this issue). A Tingdene showhome will arrive this summer with a further two homes arriving in the autumn.

Updating

Interestingly, many of the older homes at Warfield have been updated inside and have had new cladding and enhanced insulation. The result is that these homes look a lot newer than they are, and the park has an overall well-kept look.
