Park Review: Riverview Court

A crisp new aspect greets us as we drive through the pale sandstone coloured brick walled entrance. Riverview Court (so called because the River Yar runs way along one side of the park) is a new estate of park homes. It’s owned by the Cavendish Starglade Park Homes group. At the time of our visit in late May, 11 homes are now occupied; lots of plots are ready for homes and there are two showhomes. There are 45 plots in total, some with river views.

Tarmaced avenues are fringed with flint stone chippings and lawns; there’s a fresh, bright appeal here. The group began to establish Riverview Court early in 2017.

Riverview Court is one of many parks owned by Cavendish Park Homes Starglade Parks. It is at present the only residential park home estate on the Isle of Wight.

The park is surrounded by greenery yet is quite close to Sandown, with a long sandy beach and a traditional pier; you can walk there in 15 minutes – browse the shops or walk along the seafront. Two minutes’ walk from the park is a small supermarket – ideal for morning papers and daily supplies. A bus service runs from outside the park to anywhere on the island. There’s a lot of explore here. The island, part of Hampshire, is 14 miles from north to south and 23 from east to west.

A quick guide to the island

A hinterland where downs provide endless walking opportunities. A 70-mile coastal path. Ryde just four miles away, a Victorian seaside town. Shanklin, a charming seaside town with an old thatched village. History, heritage, vineyards. Ventnor Botanic Garden, which enjoys a microclimate that enables plants to grow here that can’t thrive elsewhere on the island. Keen gardeners will be allured by the garden’s welcome to volunteers to help tend the collection of subtropical and exotic plants; a lovely pastime! There’s a lavender farm (another testimony to the mild climate of the island) near Newport. It’s open all year and admission is free. Come here to walk, east or shop.

Newport is the island’s major town; all high street shops are here. Bembridge is an old traditional, picturesque English village – and it’s thriving.

To and from the hover port at Ryde, we travel over Brading Downs – spectacular, rolling countryside walking territory – but on the day of our visit the mist is down and we miss the views; that’s for another time!

 

SHOWHOMES

There are currently two showhomes, both made by Stately-Albion; a 44ftx20ft Badminton, at £245,000 and a slightly smaller new-layout Badminton (40ftx20ft), at £225,000.

Badminton 44ftx 20ft

This home’s star feature is its kitchen arrangement, really well designed, and with a utility area on one side of an archway. This area accommodates the washing machine and offers lots of storage and surface. The main kitchen area is the cooking department, with a four-burner hob, oven and grill. It’s spacious and luxurious.

The focal point of the lounge is a remote-controlled, flame-effect fire on white pebbles. White ripple-effect panels on each side of the fireplace have individual lighting; you can change the colours of the light from the remote control handset!

Floor to ceiling windows open from the dining area onto your decking or patio.

The main bedroom has a walk-in wardrobe area with drawers and cabinets, and an en suite shower room. The second bedroom has a built-in wall of wardrobes and a dressing table unit running the whole length of the room, in pale grey.

Badminton 40ftx20ft

The slightly shorter new model Badminton has lots of the features of the larger home including a large cupboard in the hallway, a remote-controlled, warm-glow, colour-changing flame-effect fire and angled walls in the lounge and kitchen, creating interesting dimensions in both rooms.

The kitchen units are matt sage green – very modern and attractive.

The main bedroom has a shower en suite and a walk-in wardrobe area. The second bedroom has lots of wardrobes – and there’s a small loft area, offering enough space for a couple of suitcases.

The bathroom features gorgeous horizontally-aligned tiles.

 

Cavendish Starglade parks

The group’s other parks are in Hertfordshire, the Cotswolds, Wiltshire, Cambridgeshire, Suffolk, East Sussex (two) and West Sussex (four).

Part exchange

The company offers a part-exchange scheme. This involves obtaining two valuations. Market price is offered. There are no estate agent fees.

Your package

Decking and driveway are included in the price, together with brick skirting and steps, paving and a choice of gravel or grass. A shed base is included in the cost of the plot; you have the choice of a 6ftx6ft or 8ftx6ft base ready for your choice of shed. The park will shortly be connected to mains gas supply. Fibre optic broadband is on the way, too.
