Park Review: Overwater Marina

A new development of cedar-clad, bespoke design lodges with views over a spectacular marina in the heart of the Cheshire countryside

Driving along quiet lanes from the M6 at Junction 16 in rural Cheshire, I quickly got the impression that this is a delightful region of open farmland and pretty villages. Then sat-nav guides me over a canal bridge – my first glimpse of the Shropshire Union Canal. In a few minutes I am at the magnificent OverWater Marina, where 230 boats are moored, some around an island. It’s a tranquil, pretty place, established eight years ago and immaculately maintained with artistic garden features and new trees and hedges.

The traditional canal boats moored here are holiday homes, weekend retreats. It’s easy to see the appeal. Now, OverWater Marina has an additional holiday home element. Beautiful cedar-clad lodges are arriving. One has already been sold, there are two plots created ready for the next two lodges – and there’s a showhome.

 

Showhome

These lodges are made specifically for OverWater Marina, by Retreat Homes and Lodges, in Cumbria. The showhome, Ash Lodge. is simply called the OverWater Two-Bedroom Bespoke. And what a lodge! It stands on a large plot with parking for two cars.

Palest grey planking – the shade is called ‘silver’ – clads the walls and vaulted roof. The kitchen is galley-style, with a part-wall to separate it from the large dining area.

A Morso Squirrel cast-iron log-burning stove stands in a corner of the open-plan lounge-dining room. The huge front windows look out over the marina; open countryside is the view from all of the other windows. Two double sliding doors open onto decking.

It’s beautifully appointed – and comes complete with a raft of extra equipment even including the tableware and bedcoverings you see in these pictures. A double oven, a wine cooler, a dishwasher, cedar decking. All of this is included in a very special price for this showhome of £186,000. Tempting? Definitely.

Interestingly, buyers have the option to let their lodge, so using it partly as investment and partly for their own leisure use.

Overwater Marina Kitchen

Both the main bathroom and the en suite have rain and directional showers and are beautifully tiled in grey. Sensors activate the LED lights built into the mirrors.

In the twin-bed room, a large wardrobe plus a built-in cupboard provide good accommodation.

Furniture in both bedrooms is oak, traditional in style. USB points are on sockets. In the main bedroom a desk-style dressing table sits between two floor-to-ceiling windows.

Underfloor heating in both bathrooms, normally an optional extra, comes free of charge in the showhome. Central heating comes from a Bosch Worcester system; gas is stored in underground tanks.

The ground rent is £2750 per year. There are no extra ground maintenance costs. Meters are installed for the gas tanks plus electricity and water. Wi-Fi is free.

Buyers can specify a lodge bespoke to their own requirements and tastes. You can choose style and colour of your kitchen cabinets and type of hob, for example.
