NESTLED in picturesque countryside, just minutes from the Pembrokeshire coast, Scamford Park is testimony to the old adage that good things come in small packages. Having bought it eight years ago as a holiday caravan park, owners Christine and Richard White are in the early stages of transforming the small site into their dream business – a residential park estate.

The plan is for the park to be more self-sustaining, easier for the Whites to run on a day-to-day basis. “Running a fleet of 25 hire homes is hard work,” explains Christine, “and at our age we are looking to wind down.”

Not wanting to rush into a development, especially when the property market is unpredictable, the Whites are taking the sensible approach of building slowly to meet demand. Four homes have gone up in the last 18 months, two are now occupied, and one is a designated show home.

Christine and Richard plan to expand gradually, keeping the holiday lettings business going at the same time, but when the park is finished it will be completely residential, with 25 homes on the site. The development was originally planned over five years, but while the holiday lets continue to provide a steady income the Whites are able to take things slowly and build at their own pace.


Quality

Scamford Park has teamed up with Wessex Park Homes as the provider of their high quality homes and there is an impressive choice of finishes, fixtures and fittings available. Because the park development is still in its early stages, there is scope to have a lot of input into the design of your home.

Once you have chosen your plot you can customise your home to your own taste and personal requirements. All the homes are purpose designed to be as economical and low maintenance as possible. They come equipped with double glazing and central heating, piped LPG gas, BT phone line and provision for satellite television. The plots are laid out spaciously and each has its own block paved drive, grassed garden, brick skirt and steps.


Perfect

Located in south west Pembrokeshire – an area of outstanding natural beauty – Scamford Park is the perfect retreat for individuals and families looking for peace and tranquility. The surrounding area has some spectacular scenery and offers opportunities for fantastic walks, both along the coast and inland. Scamford is only a few miles from the coast and the nearby beach at Newgale is great for surfing and walking.

A quick detour to the beach before I visited the park was rewarding – the view is inspiring, the cliffs and coastline sweeping out around the beach. It was still early but I spotted several surfers, greedily eyeing the waves. The park allows residents to keep a dog, to take advantage of the nearby walking opportunities.

Situated on the outskirts of the small village of Keeston, the park has a very rural and tranquil feel. Yet despite its rurality, it is far from isolated, being only minutes from a variety of pubs and shops and with a good range of nearby transport links. The busy market town of Haverfordwest is less than five miles away with a good selection of shops, restaurants and other facilities.


Family Business

The small site doesn’t currently offer many additional facilities, other than an information room and a laundrette – used mainly by holidaymakers – though the owners haven’t discounted the possibility of developing other amenities, such as a separate community room, swimming pool or small shop at some point in the future, should there prove to be a demand.

Scamford Park is very much a family business. Richard and his son have done all of the construction and building work themselves and Richard and Christine both enjoy the opportunity to spend the time working with their son and with each other.

As they approach retirement, the Whites plan for their son to ultimately take over the running of the business completely.

Now 30, he will also be the exception to the park’s 50+ age restriction, and he will eventually have his own home on the park.

Christine and Richard live adjoining the park and are always on hand to offer support or information to residents. They also do all their own sales. They welcome prospective buyers for friendly, informal visits and promise no pushy sales people!


WHAT DO YOU THINK, ALAN?

Alan Fry moved into Scamford Park in May 2009 and is only the second of the park’s permanent residents. Having moved around a lot over the years he is now keen to put down roots and is looking forward to seeing the park develop over the next few years. A tour of his home proves it to be very well equipped and the light floods in from all angles, creating a warm, homely feeling.

Alan has a particular fondness for Pembrokeshire, having visited many times for holidays before eventually moving there. “There’s something very special about this whole area,” he explains, “it’s a beautiful spot.”

He loves the tranquility of the park life and the beauty of the surrounding countryside. “I’ve been here since May and I still walk around and think ‘wow’!” he tells me. “It’s so lovely I can’t believe I’m here. It’s hard to put into words, but my home just has a feeling about it, it’s the newness, the light, the space... It’s like heaven to me,” he says, “I know that’s a strong word to use but that’s what it’s like.”


FOR SALE

At the time of writing there are two new sited homes available to buy. The Dorset 40x20 two bed, is available for £132,500 and the Canford 44x20 two bed is priced at £139,000. Scamford Park also has 21 plots available that can accommodate a range of models that can be planned to suit your own requirements.


LOCAL INFO

Local amenities: There is a local shop and post office three miles away in Roch and a larger shopping centre, supermarkets and other facilities, including a weekly farmers’ market, in Haverfordwest, less than five miles from the site. Nearby supermarkets also make online shopping deliveries to the park.
Health: There are several GP surgeries in nearby Haverfordwest, as well as dentists, pharmacies and opticians. The post office in Roch offers a collection service for prescriptions. Withybush hospital in Haverfordwest is less than four miles away and has a 24 hour A&E department.
Transport: A mini bus service operates from Keeston and the main bus route is a mile away. There is a railway station in Haverfordwest, with services to Milford Haven, Pembroke Dock, Tenby and Carmarthen, and a ferry port less than ten miles away in Pembroke. The nearest airport and coach station is in Swansea.
Eating and drinking: The nearest pub is The Pelcombe Inn, one mile away in Pelcomb Cross. Richard and Christine, the park’s owners, recommend the Keeston Kitchen, just over a mile away. There are a variety of pubs, restaurants and takeaways in Haverfordwest.
Entertainment: Nearby Haverfordwest boats a wide range of leisure facilities including a library, swimming pool, leisure centre, golf course, cricket club, rugby club and cinema. The nearest theatre is the Torch Theatre, eight miles away in Milford Haven. There are churches in Keeston and Camrose.


WHAT CAN I DO AROUND HERE?

A beach - The gorgeous Newgale beach is just four miles from Scamford Park, with easy access, ample parking and a lovely café overlooking the sea. Newgale is a popular surfers’ beach but is equally well suited to a picturesque coastal walk.

A city - Travel around 15 miles further west and you are at St Davids, the smallest city in the country. Although it has its own cathedral, St Davids is not much bigger than a small village. Check out the ruins of the medieval Bishop’s Palace.

A harbour - Six miles up the coast, the picturesque harbour town of Solva offers interesting creative activities, workshops and galleries. Hire a sailing boat, visit a working woollen mill or browse the Raul Speek Gallery, with its resident Cuban artist.

A National Park - The Pembrokeshire Coast National Park covers 240 square miles of sandy beaches and rugged cliffs. The park is host to dozens of interesting features, including marine nature reserves and areas of special scientific interest.
