BIRCH'S Park Homes, a well-known and well-respected company that has been developing and operating high-class residential parks for the past 30 years, is to launch a new park home estate at an open weekend on July 11 and 12.

The new park, Sandbanks, is at Walton Bay, Clevedon, near Bristol, where the company already has a small, established residential park, The Bay. It is in a peaceful and tranquil location with stunning sea views across the Bristol Channel to the Welsh coastline, and views of stunning sunsets. Both Sandbanks and The Bay have their own gateway to a private bay and access to lovely coastal walks.

The park has been developed for 20 park homes and is being built with varying levels to ensure each home, which will range from 40ft x 20ft to 50ft x 22ft in size, will benefit from the stunning views. All homes will have parking alongside, and garages may be possible on some plots.

The development will retain as much grass as possible with natural rock and stones being used to remain in keeping with the local environment.
As with all Birch’s parks, security is being viewed as a priority.  Electronic remote controlled gates will be installed at the entrance of the park and Chubb intruder alarms and Access entry systems will be fitted to each home as standard.

Sandbanks is aimed at the 45-plus age group and no children will be able to reside on the park, though pets will be permitted at management’s discretion. The homes will be in Band A for Council Tax, currently £890pa in the area. Ground rent will be £130 per calendar month.

Prices will start at around £185,000 and customers are able to reserve plots for a home of their choice from their chosen manufacturer.

The show home will be a 48ft x 20ft contemporary model designed and built by Wessex Park Homes to Birch’s own specification. The front elevation will incorporate large bi-fold doors to ensure the lounge area benefits from the magnificent views. Modern decking will be constructed at the front of the home.

Sandbanks is a fully residential park but, because of the coastal location, it will also appeal to buyers looking for the increasingly popular ‘lodge’-style homes as well as those seeking the traditional residential interior specifications. Both leisure and residential layouts can be incorporated in the homes to suit individual requirements.

On the pretty, established The Bay estate, which has just 16 homes, there are currently two show homes available, a 36ft x 20ft Homeseeker Langdale at £145,000 and an Omar Colorado, designed to a very high specification, at the sited price of £175,000.

The two parks are close to super-markets from major chains such as Waitrose, Tescos, Morrisons at nearby Portishead. The bus stop at the entrance to the park provides regular services to Portishead, Clevedon etc. Bristol is ten miles away and Bath about 15, and there is a new shopping centre called Cribb’s Causeway on the outskirts of Bristol.

The park is ideally located for access to the M5. Train stations are available at Bristol and Bath, and there is an international airport at Bristol.
In the current difficult economic climate, Birch’s is offering a Part Exchange scheme. Birch’s will be the cash buyer, there will be no third party involvement and a realistic value will be offered for the property with no percentage taken off the valuation price offered by an independent estate agent. Valuations are carried out with no obligation to either party.
