Sandy Bay: A Residential Resort

A 90-acre coastal park home estate, with a leisure complex, its own gardens, parkland areas and walks, is being developed on Canvey Island, off the coast of Essex in the Thames estuary.

The island covers around seven square miles and has been inhabited for around 2000 years. History of the island records its use as sheep pasture, sea salt harvesting, cultivation of shellfish, fishing and also cereal production from Roman to medieval times.

In the 20th century, Canvey Island, which is separated from the mainland by a network of creeks, became one of the fastest growing seaside resorts in Britain.

Today, there is a new focus on the island: the gated development of Sandy Bay, a residential resort where safety and security is paramount, with 24-hour on-site security.

It’s exclusively for people aged over 50. Community spirit is one of the main aspects attracting new residents; the population is currently around 100 people.

This 90-acre development, with planning consent for 900 homes, is growing in four phases, due to be completed within three years.  Phase one, of 140 homes, is near completion and the second phase, of 200 homes, is due to be started in February this year.

Attraction of the park are a clubhouse with a restaurant, a café, a bar, a convenience store, plus an indoor swimming pool, spa and gym complex.

There is a choice of luxury park homes from Omar Park & Leisure Homes and Wessex Unique Lodges & Park Homes. There are always around 10 show homes available to view daily, from 10am to 5pm. Prices start at £259,995.

Every home has a driveway for three cars, a luxury glazed decking area and a shed.

Sandy Bay offers buyers the facility to buy their current home and offer the full valuation price (subject to a survey). Sandy Bay then pays any difference into your bank account on completion. You can arrange a free valuation at the sales centre. There are no estate agent fees and no stamp duty is payable.

The park is pet friendly.

Lee Skinner who is overseeing the development at Sandy Bay, says: “Sandy Bay is aimed towards people 50 and over who are looking for a safe and comfortable place to live. Residents love the community spirit and living alongside like-minded people. Another big draw is having such good facilities on-site. Many of our residents have come from London and Essex and the quieter, more relaxed lifestyle is definitely a big attraction, too – the homes and lifestyle have been likened to being on permanent holiday! It's an upmarket development in a fantastic location and it’s also been brilliant for the local area.”
