AS you sit enjoying the peace and tranquility of your south-facing lodge balcony or lounge at Waveney River Centre, Norfolk, you can enjoy the abundant woodland and river wildlife. You could observe marsh harriers, deer, reed and sedge warblers, egret, kingfishers and numerous species of butterfly. If you are really lucky you might even see otters, which have been spotted recently along the riverbanks there.

Sitting in perfect rural isolation, the multi award-winning Waveney River Centre offers an exceptional range of facilities whether you’re looking for an investment, a regular getaway or simply a short break, and features some of the most stunning views to be found anywhere in the Norfolk Broads National Park.

Cyclists and walkers are welcome, while for boat owners, the Centre’s marina offers private moorings just three minutes walk from your lodge. Alternatively you can hire a day cruiser for a leisurely cruise or fishing trip. All navigable parts of the Broads can be accessed from the River Waveney without passing through any locks, while the more adventurous can be out at sea in less than an hour via Lowestoft Harbour.

There is an indoor pool and the children can use up some of their energy on the adventure tower then visit the wildflower garden to spot insects and bugs or hide out in the willow huts.

Phase 3 at the Centre, available from April 2011, features seven plots, all with great southerly views across the marshes. Lodge options include a 48x20 two bedroom Marsh Harrier with a fully vaulted ceiling that extends into the glass gable. The front is almost all glass and incorporates a walk-in bay and French doors. Natural wooden blinds are fitted throughout, which are draped with natural muslin curtains. It has a New England feel to it with a wooden floor to the kitchen diner and a fine selection of freestanding oak furniture. The luxurious main bedroom enjoys a walk-in wardrobe and adjoining en-suite, while the second bedroom also features a walk-in wardrobe.

Another option is the Kestrel, also a 40x20 two bedroom lodge offering an ideal mix of luxury, versatility and practicality. These have proved to be very popular as holiday hire lodges. You can also design your own bespoke lodge to your specifications up to 46x20 with one, two or three bedrooms. Potential purchasers are invited to try out lodge lifestyle before buying with the rental costs being refundable against the purchase price. To maximise your investment at Waveney River Centre, you may let your holiday lodge through their booking office to produce an income of up to £12,000.

What facilities does the park have?

The current ground rent is £3,237.50 (reviewed annually). Charges include ground maintenance, water & drainage, digital TV service, window cleaning and standing charges for electricity and gas. Electric & gas is metered and invoiced bi-annually. A WiFi service is offered at £120. Your lodge may be occupied continuously for up to 11 months at any time of the year (as a holiday home not your main residence). You can station your lodge there for at least 40 years. The family-friendly Waveney Inn is open every day and there is a shop & off-licence, indoor heated pool and café

What is for sale at this park?

Phase 3 of the Centre’s development is available from April 2011 (see main text for details). Prices start at £174,950 including VAT and everything you need for immediate occupation right down to crockery & cutlery. Lead time is around 8-12 weeks from confirmation of order
